Common Element Replacement Project - Roofing

Original roofs in Brighton Park are 15 years old. Residential shingles from the late 2000's are starting to deteriorate, and our community is currently in that replacement window. Maintaining a dry interior is necessary to keep interior spaces dry, mold free, and healthy for all residents.

A huge shout-out of gratitude to the entire community for continuing to pay their monthly dues, making this critical project a reality, using the latest materials and best installers currently on the market! 

Kyro Builders is a custom home builder and is GAF certified by our product vendor. They have extensive experience with residential, multi-family, and commercial properties. Our Project Lead at Kyro is highly knowledgable, well respected, and well known in the trade. They carry GAF's highest installer rating, a Master Elite level rating. Kyro completes projects throughout Virginia and North Carolina and is a top 100 roofing contractor in the United States.

Brighton Park went through an extensive multi-year process to select our roofing vendor, including trial runs with a number of local vendors. The Board selected Kyro to build on the Board's commitment to the Association to prefer proven and nationally recognized vendors to work on property.

Kyro Builders are responsible for notifying affected residents at least two days before work is to start on their building. Kyro Builders also ensures tidiness in the area around the current building being re-roofed. You can read more about Kyro Builders here.

Brighton Park is using a loan facility for the final phase of the roof project, completing the 35 remaining roofs. The loan facility is provided by National Cooperative Bank (NCB) and represents nearly a million dollars in funding.

GAF Timberline HDZ Shingles

GAF Timberline HDZ Shingles are an upgrade from the builder-grade initially installed on our roofs. The GAF Timberline HDZ Shingles include their LayerLock Technology and StainGuard Plus Algae Protection through their warranty program. You can read more about the product here. When installed correctly, as certified by GAF of Kyro, our new roofs will have no upper limit from wind damage as along as the building's envelop is not punctured. GAF Timberline HDZ Shingles are a brand-new industry product that were developed during the COVID-19 pandemic.

Color/Finish

Fox Hollow Gray was chosen to convert all shingles into a single color. This will allow for seamless repair in the future. Brighton Park will maintain an inventory of these shingles.

 

 

Future Common Element Replacement Project - Cladding

The Association has been working with Kyro and JamesHardie siding, or as the industry calls it - cladding, to design the future exteriors of our buildings. For the last five years, we have tested their siding on residential and support buildings on property. The siding has held up extremely well, provided exceptional resistance against mold as compared to our existing vinyl product, and has even prevented a grill fire from spreading. 

James Hardie fiber cement products, particularly their siding, are highly regarded in the building industry for a wide range of benefits.

  • Weather Resistance: James Hardie siding is engineered to withstand various harsh weather conditions, including heavy rain, snow, extreme temperatures, high winds (up to 130 mph), and hail. It resists damage like warping and swelling that we are currently seeing with our vinyl exteriors.

  • Moisture Resistance: Fiber cement doesn't absorb moisture, which prevents issues like mold, rot, and deterioration.

  • Pest Resistance: It's impervious to common pests such as termites & carpenter ants.

  • Impact Resistance: Fiber cement is less prone to cracking or denting from flying debris or hail compared to vinyl.

  • Long Lifespan: With proper installation and maintenance, James Hardie siding can last 30-50 years, often outperforming other siding materials significantly.

  • James Hardie fiber cement is non-combustible, meaning it won't ignite or add fuel to a fire. This provides an added layer of safety for your home and can even lead to discounts on homeowner's insurance premiums.

  1. Low Maintenance:
  • It can typically be cleaned with a garden hose and a soft brush every year or two.

  • ColorPlus® Technology: Our James Hardie products come with factory-applied, baked-on color (ColorPlus® Technology). This process creates a strong bond that resists fading, chipping, and peeling for years, backed by a 15-year warranty on the finish. Our colors are part of their Dream Collection’s “Coastal Collection.”
